This rapid growth necessitates a leasing model that allows the team to expand their footprint without compromising on structural R&D features, like lab space and the amenities essential to their company culture.
The Irvine Company Solution: Scalability in Culture-Building Spaces
The Leasing team formed a close partnership with Tarsus Pharmaceuticals, helping the company grow through a succession of suites at Discovery Park. The company began in a single 6K Flex+ suite in 2020, adding additional suites with lab and office space on adjacent floors and buildings.
This approach balanced scalability with the need for engaging amenities and open space access. For example, Discovery Park’s connectivity to nearby hiking and biking trails allowed the executive team to take walking meetings and host outdoor strategy sessions, which became core features of the company’s culture.

A single HQ has always been a part of Tarsus’ vision– an intentionally designed space large enough to bring teams together, foster collaboration and spark creativity and inspiration.
When the right option wasn’t available at Discovery Park, the leasing team worked closely with the executive team to find a new home at Spectrum Terrace.
The new, two-story HQ brings everyone together in one space for a cohesive work experience, streamlining collaboration and accelerating development across Tarsus’ growing pipeline. The custom HQ includes dedicated lab space as well as training rooms for hosting disease state education sessions with medical professionals. The nature-inspired space boasts open layouts, ample natural light and a walkable floor plan that supports a team-focused, highly connected environment. Spectrum Terrace offers expansive green space and premium modern amenities, supporting Tarsus Pharmaceutical’s culture-first, campus office model.
