IRVINE, Calif. (February 28, 2022) — Irvine Company announced today that it has begun construction of the second phase of Innovation Office Park following strong leasing of its first phase to tech, gaming, and other cutting-edge companies.

The open-air creative office village has already attracted more than a dozen companies that have leased more than 175,000 square feet. Interest remains strong as companies seek imaginative new workplace experiences that connect teams, inspire them to innovate, and make the office a destination.

“In a changing world, and as our business continuously grows, we were looking for a working environment that favors creativity, collaboration, and allows our employees to find the perfect work-life integration,” said Ian Curran, President & COO of SEGA of America, Inc., among the inaugural customers.  “With flexible, customizable spaces and expansive indoor/outdoor amenities, Innovation Office Park is the perfect place for our team to call home.”

The new phase of the 1.1 million-square-foot project will include seven buildings totaling about 260,000 square feet. Ranging in size from 20,000 to 64,000 square feet, the buildings are anticipated to be completed by winter 2022. The new phase also includes pop-up amenity experiences along the project’s pedestrian pathline and a central event lawn for outdoor meetings, happy hours and food trucks.

Innovation Office Park combines the most desired elements of the creative office – open ceilings, operable windows, roll-up doors, and open-air design – with the best amenities a workplace can offer, including an indoor/outdoor cafe with rotating cuisine, artisan coffee bar, and gourmet grab-n-go marketplace, flexible meeting and event spaces and a state-of-the-art fitness center with a dedicated outdoor workout area. Add the flawless execution-only an Irvine Company new development can offer and the result is a sense of place, activity, and energy that draws people together and supports business growth and success.

Irvine Company also offers unrivaled leasing flexibility, starting at six months with suites as small as 2,000 square feet, through its Flex Workspace+ program with the opportunity to scale to a full floor, building, or more.

Innovation Office Park’s customers include:

  • SEGA of America, Inc., a multinational video game and entertainment company

Innovation Office Park’s other premium features include MERV-13 air filtration for healthier air filtration and state-of-the-art Viracon glass and skylights for maximum energy-efficient daylighting. The company is also the first in the nation to have its workplace communities designated as Verified Healthy Buildings and consulted with UCI Health to review and enhance its comprehensive wellness program.

Located at the desirable confluence of the I-5 and 133 freeways that Orange County Business Journal recently dubbed “Gamer’s Gateway,”  Innovation Office Park’s first eight buildings total 300,000 square feet.

“We really wanted to find a space that matched the creative sensibilities that we have as a team,” said Tim Morten, Production Director & CEO of Frost Giant Studios. “Innovation Office Park wound up being the perfect combination of style and also amenities…it’s perfect.”

The workplace community ultimately will include 28 loft-style buildings that are connected by a mile-long central pedestrian pathline featuring 2,600 mature olive and pine trees that connect the workspace to the outdoors.

Located on 73 acres, Innovation Office Park is minutes from Irvine’s renowned residential villages, shops, restaurants, parks, the Great Park, hiking trails and vast preserved natural open spaces.
